Comments from the owners..........

 

We often swim off the dock....its quite a nice plunge.   The water is pretty clean....it is brackish......tastes a bit more salty when the tide is in and a bit less when its out......certainly not the salinity of water at the ocean which is good in terms of corrosion of motor/boat/dock hardware.  In addition to the dock we swim at a bunch of beach areas along the river.  Our river is quite undeveloped so there are a lot of areas to beach or anchor and swim....there is a particularly nice public beach we like to head to down the Piscataqua on the Maine side...dogs welcome.....we just beach the boat but there is a pier to tie off on if desired.....between Great Bay, Little Bay, the rivers and the Islands as you head too the Ocean there is an incredible amount of inland coastline to explore.  .
 

The Cocheco River is basically the Piscataqua River which comes off the ocean and defines the Maine/NH border as it heads North for 8 miles or so.  After 8 Miles the Piscataqua splits....we often see a huge Bald Eagle at the split.....the leg continuing North defines the border w/ Maine it is called the Salmon Falls river. The leg heading East at the split it is called the Cocheco River. We are about 1-2 miles up the Cocheco River.  The next stop heading up the river from us is a Marina in Downtown Dover.  Our River is maintained by the US Army Corp of engineers as a navigable way which means there is a 50 ft wide channel with minimum of 7ft depth at low tide.  Stripers run past our house (2X) a year.
 
Heading out towards Great Bay we usually go pretty slow to see the river.  Heading back we zip along and I would guess it takes under 10 min.....not really going too quick with only 70HP.  We don't really head out to deep ocean but I would guess its another 5-8 minutes.
 
Some other location specifics:
To the South:  The River.....We are on the North side of the river so we enjoy Southern exposure.  Additionally, all lands in sight across the river can never be developed as they are conservation land.  We are just down river of a curve and bluff which means we are close enough to walk to Downtown Dover yet all we hear are birds.  Driving to the south will take you to Portsmouth in about 15 minutes.
To the West.:    We are within walking distance (1/4 mi) of downtown Dover or same boating distance from the marina.  The walk to Downtown passes the Dover Mounted Police stables and the Marina.  Its quite a charming New England town...oldest permanent settlement in NH  Est 1623 with large 1800's brick mill buildings making its center.  The Cocheco River actually goes through one of these old Mill buildings.  Downtown is a real beautiful area to walk around with lots of shops, restaurants, coffee shops, clubs..and a wood fired pizza place we love to walk to with the girls.  Also...the Children's Museum http://www.childrens-museum.org/cmnh/  just relocated to Downtown Dover from Portsmouth.....great place for kids.  There's also a nice playground and Auditorium with free concerts all summer.  The architecture of the houses surrounding Downtown are Old New England ship captain's homes.  Across the river from Downtown and the marina a large upscale traditional looking development is underway.  It will consist of higher end condo's, shops, cafe's and restaurants, office space etc....this will certainly boost value do to proximity but you still won't see it or hear it from here...see attached for detail of the project......you can see the existing Marina in the aerial photo shot...we are just outside of the frame beyond a bend in the river.
To the North:     Dover Pool and Skate Rink...for Dover residents...1 min;  Shaw's and Hannaford Supermarkets 5 min; Wal-Mart Supercenter and Home Depot under 10 minutes; Wentworth Douglass Hospital under 5 mins; Dover Fire/Rescue Dept 2 min;   serious skiing: 45 min
To the East:  Cocheco Country Club Golf Course 1 min (high end));  Public Boat Launch over the border of Maine 2 min; Kittery Maine (famous outlet shops/Beaches) 20 min
 
Another thing about this place is the location on the Cul-de-sac.......great place for the girls to ride bikes and such w/o worrying about cars.
